Commercial security gates are often one of the hardest-working assets on a site.

They open and close hundreds of times each day, protect valuable assets, control vehicle movements and provide the first line of defence against unauthorised access. Yet despite their importance, many businesses only pay attention to them when something goes wrong.

Most automatic security gates give clear warning signs long before a breakdown occurs. The challenge is knowing what those signs look like and understanding when a minor issue is becoming a major problem.

After more than two decades of manufacturing security gates for commercial and industrial sites, we’ve found that the organisations with the fewest breakdowns aren’t necessarily spending more on maintenance. They’re simply identifying issues earlier.

Why Commercial Security Gates Fail

When a gate stops working, many assume the motor has failed, but in most cases, that’s just where the problem surfaces, not where it started.

Commercial security gates are complex systems made up of structural components, automation equipment, safety devices and access control technology. A problem in any one of these areas can create additional strain elsewhere.

The most common causes of commercial gate failure fall into five categories: mechanical wear and tear, motor and drive unit problems, electrical faults, environmental factors such as corrosion or water ingress, and issues stemming from poor original installation or design. In most cases, a failure can be traced back to one of these, or in combination with another.

A worn roller, a misaligned track or a damaged bearing may seem insignificant on its own, but these issues increase resistance throughout the system. Over time, the motor compensates by working harder, other components wear faster and the risk of failure grows. 

This is why proper security gate maintenance focuses on the entire system, not just individual parts. 

 

The Warning Signs Most Businesses Miss

One of the biggest mistakes we see is assuming a gate is healthy simply because it still opens and closes. Performance often deteriorates gradually. A gate that once opened in ten seconds might now take twelve or thirteen. Staff who use it every day rarely notice the change because it happens so slowly.

Unusual noises are often the first indicator. Grinding, scraping, rattling or excessive vibration usually suggest that components are beginning to wear or move out of alignment.

Intermittent faults can also be a warning sign. If a gate occasionally stops midway through a cycle, refuses to respond to commands or behaves differently depending on the weather, there’s almost always an underlying issue developing behind the scenes.

Visual deterioration should never be ignored either. Corrosion, impact damage, cracked welds and worn fixings may appear cosmetic at first glance, but they can quickly develop into structural or safety concerns.

Ultimately, if a gate is behaving differently today than it was six months ago, it needs attention.

 

How to Inspect a Commercial Security Gate

A professional security gate inspection involves far more than a quick visual check, but there are several areas that facilities managers can assess on a regular basis. 

Start by standing back and observing the gate in operation. Does it move smoothly? Does it appear level throughout its travel? Is it opening and closing at a consistent speed?

Often, operational issues become obvious when you watch the system from a distance rather than focusing on individual components.

Next, inspect the physical condition of the gate itself. Look for signs of corrosion, damage, movement or excessive wear. Pay particular attention to hinges, guide rollers, tracks and supporting structures. These areas experience the greatest mechanical stress and often provide the earliest warning signs of deterioration.

Then assess the automation equipment. Motors, control cabinets and electrical enclosures should be securely mounted, protected from the elements and free from obvious signs of damage. Water ingress, corrosion and signs of overheating are all common contributors to gate failure.

Finally, check the safety systems. Modern commercial security gates rely on safety edges, photocells and obstacle detection systems to protect users. If any of these components are damaged, obstructed or malfunctioning, both compliance and safety are at risk. 

 

How Often Should Commercial Security Gates Be Serviced?

One of the most common questions facilities managers ask is how often commercial security gates should be serviced. The answer depends on usage levels.

As a general guide:

High traffic industrial facilities Every 3 to 6 months
Critical infrastructure sites Risk-assessed maintenance programme

 

The more cycles a gate completes each day, the more frequent servicing should become. A gate completing 200 cycles daily has very different maintenance needs from one completing 20.

 

Reducing the Risk of Breakdowns 

Planned maintenance is significantly cheaper than emergency repairs. It also reduces the disruption that comes with an unplanned failure at an essential access point.

Beyond scheduling regular servicing, there are three steps that can make a significant difference.

Train Site Staff

Train your team to report changes such as unusual noises, slower operation, visible damage and safety system; all are issues are worth logging. Staff who use the gate daily are well-placed to notice gradual changes, but only if they know what to look for and have a way to report it.

Monitor Usage Patterns

Adjust your maintenance schedule to reflect actual usage. For example, if traffic volumes increase significantly, your maintenance intervals need to be reviewed rather than left to run on an outdated schedule.

Replace Components Before Failure

Preventive replacement of bearings, rollers and other parts is almost always more economical than waiting for a complete failure, particularly when that failure causes damage to other parts of the system. Safety is paramount. All work must be carried out by suitably trained and competent personnel in accordance with relevant health and safety legislation and the guidance issued by the DHF.
